Animas Valley
The Animas Valley Land Use Plan is included in the La Plata County Land Use Code and covers the Animas Valley roughly from the north edge of Durango up to the Baker’s Bridge area. Property in the Plan is divided into several zoning districts with classifications such as general commercial, local commercial, and residential of varying densities. Some zoning districts allow certain land uses that require special use permits granted by the Board of County Commissioners. Approval is based on whether the location, extent, and method of development do not substantially alter the character of the vicinity or interfere with the use of adjacent lots. All uses other than those specifically listed in the "uses permitted by right" section of each zoning classification must be approved by the county prior to development. A complete listing of uses permitted by right and any special uses allowed by zoning district can be obtained from the County Land Use Code. If a use is not permitted by the Plan for the existing classification, staff is not allowed to accept a submittal until the classification is changed through the appropriate Map &/or Text Amendment process.
